Common Questions

Straightforward answers about what an inspection covers, how long it takes, and what to expect.

What does an inspection actually cover?

A full walkthrough of Zone Zero, Zone 1, and Zone 2 around the property, plus a structural home hardening assessment covering the roof, vents, eaves, siding, windows, and decks. You walk away with a written report and prioritized recommendations.

How much does an inspection cost?

$500 flat rate, for any property located in a Very High Fire Hazard Zone in LA County. No sliding scale based on square footage or property value.

How long does an inspection take, and when will I get the report?

Inspections are completed in a single visit, with a fast report turnaround by design, so the findings reach you in time to inform your decision without holding up your closing.

Will this delay my purchase?

No. The inspection and report are built around a fast turnaround specifically so they fit inside a typical contingency period rather than extending it.

Do I need this if the home isn’t in the Santa Monica Mountains?

Any property located in a Very High Fire Hazard Severity Zone in LA County qualifies, not just the Santa Monica Mountains. If you’re unsure whether a property falls in one of these zones, reach out and we can confirm before you book.

What’s the difference between this and a standard home inspection?

A standard home inspection looks at the general condition of a structure: plumbing, electrical, roofing integrity, and so on. This inspection focuses specifically on wildfire vulnerability, evaluating both the structure and the surrounding defensible space against current and upcoming fire regulations.

What areas do you serve?

Any property located within a Very High Fire Hazard Severity Zone in LA County.
